Spisz Rentals LLC ("we", "us") operates brightonlakehouse.com and rents the Fonda Lake Bungalow in Brighton, Michigan. This policy explains what information we collect, why, and what we do with it.

We are a one-property, owner-operated rental business. We collect the minimum we need to answer your enquiry and host your stay.

Information we collect

Contact details — name, email address and phone number, when you submit the booking enquiry form.
Stay details — requested dates, number of guests, whether you're bringing a pet, and anything you write in the message box.
Communications — emails and text messages between us about your enquiry or stay.

We do not collect payment card details on this website. Payments, when taken, are processed by Stripe, and we never see or store your full card number.

How we use it

To reply to your enquiry and send you a quote.
To arrange and support your stay — check-in details, door codes, and answering questions while you're here.
To ask, after your stay, whether everything was as it should have been.
Where you have separately agreed to it, to let you know about availability, offers or discounts in future.

Text messages

If you tick the SMS consent box on our booking form, you agree to receive text messages from Spisz Rentals at the number you provided.

Non-marketing messages relate to your reservation and stay — arrival information, checking whether anything in the house needs attention, and confirming a fix.
Marketing messages, which require a separate tick, may include availability, special offers and discounts.

Message frequency varies. Message and data rates may apply. Reply STOP at any time to opt out, or HELP for assistance. You can also simply tell us and we'll remove you.

You must be at least 18 years old to give consent to receive text messages from us.

We do not sell or rent your phone number. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are not shared with any third party, except the messaging provider needed to deliver the message itself.

Who we share information with

We share only what's necessary, and only with the services that run the business:

HighLevel (LeadConnector) — stores contact records and sends our emails and text messages.
Stripe — processes payments.
Turno — schedules housekeeping. Cleaners see dates, not your contact details.
Netlify — hosts this website.
Airbnb and Vrbo — if you booked through one of those platforms, their own privacy policies also apply to that booking.

We will disclose information if required by law. We do not sell your personal information to anyone, for any purpose.

Data security

We want to be straightforward about this rather than reassuring in a vague way.

We do not run our own servers or databases. Your information lives inside the established services listed above — HighLevel, Stripe, Netlify and Turno — each of which maintains its own security programme and infrastructure. We are a customer of those services in the same way you are a customer of ours.

What we are responsible for, and what we do:

This website is served only over an encrypted HTTPS connection, so anything you type into the booking form is encrypted in transit.
Access to guest records is limited to the owner. There is no wider staff with logins.
Our accounts on the services above are protected by strong, unique passwords, with two-factor authentication enabled where the service offers it.
We never take card numbers by phone, email or text. If anyone asks you for card details that way claiming to be us, it is not us.
Housekeeping sees the cleaning schedule only — dates and turnover times, not guest contact details.
We collect as little as we can in the first place, which is the most effective protection available to a business this size.

No method of transmission or storage is completely secure, and we cannot guarantee absolute security. If we become aware of a breach affecting your personal information, we will tell you and the relevant authorities as required by Michigan and federal law.

Cookies and tracking

We do not use advertising or analytics cookies. There is no Google Analytics on this site, no Facebook or advertising pixel, no ad network, and no cross-site tracking. We do not build profiles of visitors and we do not sell or share browsing data.

What is actually in use:

Essential storage from our booking form and chat widget. Our forms and chat are provided by HighLevel (LeadConnector). These place a small amount of data in your browser's local storage so the form displays at the right size and remembers a conversation in progress. They are needed for those features to work.
Hosting logs. Netlify, our host, records standard technical request information such as IP address, browser type and pages requested. This is used for security and to keep the site running, not for marketing.

You can block or clear cookies and site data at any time in your browser settings. Doing so may stop the booking form or chat from working properly, but nothing else on the site depends on it.

Most browsers offer a "Do Not Track" setting. There is no agreed standard for how sites should respond to it. Since we do not track you across sites in the first place, there is nothing for us to switch off.

If we ever add analytics or advertising tools, we will update this section and the date at the top of this page before doing so.

How long we keep it

We keep guest records for as long as needed to run the business and meet tax and legal obligations — generally seven years for anything with a financial record attached. You can ask us to delete your details sooner and we will, unless we're required to keep them.

Your choices

Unsubscribe from emails using the link in any email we send.
Stop texts by replying STOP.
Ask us what we hold about you, ask for it to be corrected, or ask for it to be deleted — just get in touch.

Children

This website is not directed at children under 13 and we do not knowingly collect their information. Our booking and messaging services are intended for adults aged 18 and over. If you believe a child has given us personal information, contact us and we will delete it.

Changes

If we change this policy we'll update the date at the top of this page.
