Yes. Payment runs through Stripe, the same processor the major platforms use — your card details never touch this site. You'll get a written rental agreement before any money changes hands, and you can call or text me directly at (517) 861-6926 before booking if you'd rather talk to a person first. This is an owner-operated house, not a management company.

Airbnb and VRBO add roughly 14% in guest service fees on top of the nightly rate. Booking direct removes that fee entirely. I pass most of the saving to you and keep a little — so the stay costs you less and earns me more. Same house, same host, no middleman.

Full refund if you cancel more than 14 days before check-in. 50% refund between 14 and 7 days. Inside 7 days there's no automatic refund — but I'll always try to rebook the dates, and if I do, I'll refund what I recover. I'd rather be fair about it than hide behind a policy.

Self check-in with a smart lock. About a week out you'll get a short arrival form, and once it's in, your personal door code and the full arrival guide come through automatically. Check-in is any time between 3 and 10 p.m., checkout is 11 a.m., and both can usually be flexed for a small fee — just ask.

The entire main floor — both bedrooms, the bathroom, the kitchen, the living area and both enclosed porches — plus the basement, where the washer and dryer are. It's a 1940s-style bungalow, so there's an unfinished attic space above; that isn't part of the rental and there's no reason you'd need it. Everything you've seen in the photos is yours.

One. It's a two-bedroom bungalow — a queen in one room, a double in the other — so the single bath is shared. Worth knowing if you're coming as two couples. For a family or a couple it has never been an issue, but I'd rather tell you now than have you find out at 7 a.m. on a Saturday.

Two things worth saying plainly. The lots around here are large and it's a quiet dead-end street, but there are houses directly across the road — this isn't isolated countryside. And there's a utility substation on the lot next door. It's fenced and you mostly won't notice it, but occasionally there are crews working there during the day. Neither has bothered most guests; I'd just rather you know before you book than find out after.

Along the front of the house — two kayaks, a paddleboard and a pedal boat, out and ready. No need to ask, no key, no fee. The dock is straight across the street. Life jackets are in the house; please use them.

Directly across the street — private Fonda Lake, with a sandy-bottom dock a few steps from the door. Not a public launch and not a shared community beach. Kayaks, a paddleboard and a pedal boat are here for you to use at no extra charge, and there are chairs down there and beach towels in the house. Fonda Lake is private — no public access, no boat launch, no marina — so the only boats out there belong to people who live on it. Residents do run motorboats, so there's some traffic on summer afternoons, but early mornings are usually glass. We don't provide a motorboat and we're not set up for guests to bring one.

Yes. There's an $85 pet fee for the stay, a towel by the back door for muddy paws, and the trails at Island Lake are dog friendly. Just let me know on the booking form.

Two nights most of the year, three on summer holiday weekends. In winter I'll often take a single night — just ask.

Small outdoor events of 20 to 40 people are coming for spring 2027 — micro-weddings, rehearsal dinners, showers, reunions, milestone birthdays. Scroll up to the events section for packages, or send an inquiry and I'll let you know as dates open. Regular stays are not permitted to host parties or events.

Quiet hours after 10 p.m. — the neighbours have been good to us and we'd like to keep it that way. No smoking anywhere on the property. Five guests maximum overnight, and up to fifteen people on the property during the day, so a family gathering is fine. No parties. Life jackets are in the house — please use them, and swim and paddle at your own risk.
