These terms apply to bookings made directly with Spisz Rentals LLC for the Fonda Lake Bungalow in Brighton, Michigan. Bookings made through Airbnb or Vrbo are also governed by that platform's own terms.
We may ask for identification to confirm the age of the booking guest. If the booking was made in breach of these requirements we may cancel it, or end the stay, without refund.
We know a 25 minimum turns away plenty of perfectly considerate younger guests, and we're sorry about that. It exists because this is a quiet residential street with close neighbours, and one bad weekend costs us relationships we can't buy back.

If you cancel inside seven days we will make a genuine effort to re-book the dates, and if we succeed we'll refund you what we recover. That's a courtesy, not a guarantee.
If we have to cancel your booking for any reason, you receive a full refund.
We reserve the right to end a stay without refund where these rules are seriously breached.
The property has private access to Fonda Lake, directly across the road. Kayaks, a paddleboard and a pedal boat are provided at no charge.
Swimming, paddling and use of the dock and watercraft are entirely at your own risk. There is no lifeguard. Life jackets are provided and we ask that you use them. Children must be supervised by an adult at all times near the water. Spisz Rentals LLC accepts no liability for injury arising from use of the lake, the dock or any watercraft, to the fullest extent permitted by Michigan law.
Fonda Lake is a private lake with no public launch, but it is not a no-motor lake — residents do run motorboats, so there is boat traffic on summer afternoons. We do not provide a motorboat for guests and we are not set up for guests to bring one.
Use the fire pit and grill responsibly, never leave either unattended, and extinguish fully before going inside or leaving. Follow any local burn restrictions in force at the time.

If you tick the SMS consent box on our booking form, you agree to receive text messages from Spisz Rentals at the number provided. You must be at least 18 years old to give that consent.
Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for assistance. Consent to receive marketing texts is separate and is never a condition of booking. See our Privacy Policy for how we handle your number.
Carriers are not liable for delayed or undelivered messages.
Text messages are delivered by mobile network operators over which we have no control. We cannot guarantee that any message will be delivered, that it will arrive on time, or that it will arrive at all. Neither we nor any mobile carrier is responsible for messages that are delayed, undelivered, misdirected, or affected by network coverage, device settings, spam filtering or service interruption.
Because of this, do not rely on a text message alone for anything time-critical. Arrival instructions, door codes and directions are also sent by email, and you can always reach us on the phone number below.
Your mobile carrier's own rates and terms apply to every message you send or receive, including any charges for messages sent to us.
To the fullest extent permitted by Michigan law, our total liability in connection with your booking is limited to the amount you paid for the stay. We are not liable for indirect or consequential losses, or for personal property left behind or damaged. We recommend travel insurance.
These terms are governed by the laws of the State of Michigan, and any dispute will be handled in the courts of Livingston County, Michigan.
